How MilHousing Playbook Works

An educational planning tool built around BAH, VA loans, and PCS realities. Here is exactly what data we use, how we calculate recommendations, and what this tool will and will not do.

Section 1

Overview

MilHousing Playbook is an educational planning tool designed to help military families compare housing options during a PCS. It uses military compensation data, BAH, household income, debts, housing assumptions, and user-entered scenario details to estimate affordability, risk, flexibility, and long-term wealth outcomes.

Section 2

Data Sources

The app uses:

  • 2026 DoD BAH tables
  • 2026 military base pay tables
  • 2026 BAS tables
  • User-entered financial information
  • User-entered housing assumptions
  • User-entered rental and sale assumptions
Official compensation data is used where available. Housing prices, rents, appreciation, taxes, insurance, HOA, maintenance, vacancy, and selling costs are estimates entered by the user or based on assumptions.

Section 3

Financial Snapshot Methodology

  • Total monthly income
  • Monthly obligations
  • Available cash flow
  • Debt-to-income ratio
  • Emergency reserve / cash savings
  • Military-safe housing budget

We estimate how much housing cost may fit into your monthly budget by comparing income, recurring obligations, savings, debts, and housing costs. This is not a loan approval and does not replace lender underwriting.

Section 4

Affordability Calculation

  • Monthly housing cost = P + I + taxes + insurance + HOA + estimated expenses
  • Income-based affordability
  • BAH-aligned affordability
  • Debt and cash-flow adjustments
  • Emergency reserve protection
The app is intentionally cautious because PCS moves can create unexpected expenses, vacancies, repairs, and timing risk.

Section 5

Buy vs Rent Recommendation Logic

The recommendation combines several factors:

  • Assignment length
  • Monthly cost comparison
  • BAH coverage
  • Cash needed at closing
  • Expected appreciation
  • Estimated selling costs
  • Break-even timeline
  • Flexibility needs
  • Risk tolerance
  • Rental conversion potential

The recommendation is not based on one number. It combines affordability, flexibility, risk, and long-term wealth factors.

Section 6

PCS Scenario Recommendations

Possible recommendation outputs:

  • Rent
  • Buy
  • Live on base
  • Buy then rent later
  • Sell
  • Keep as rental
Higher confidence means the inputs strongly favor one option. Moderate or low confidence means the result depends heavily on assumptions like rent, appreciation, assignment length, or future PCS timing.

Section 7

Rental Conversion Analysis

  • Projected rent
  • Mortgage payment
  • Vacancy
  • Maintenance
  • Property management
  • Monthly cash flow
  • Equity growth
  • Appreciation
  • Long-term net worth impact
  • Break-even timeline
A property may lose money monthly at first but still build wealth over time through mortgage paydown and appreciation. The rental conversion analysis helps show when that strategy may become stronger.

Section 8

Home Sale Estimator

  • Estimated sale price
  • Realtor fees
  • Closing costs
  • Repair concessions
  • Mortgage payoff
  • Estimated net proceeds

The Home Sale Estimator provides a planning estimate, not a guaranteed sale outcome.

Section 9

Premium PCS Exit Strategy Analysis

Premium analysis compares:

  • Selling now
  • Renting after PCS
  • Keeping long-term
  • Projected equity
  • Projected cash flow
  • PCS timing risk
  • Long-term wealth potential

User-controlled assumptions

You set rent, price, appreciation, and timing — nothing is hidden.

Transparent calculations

Each result shows the inputs and assumptions behind it.

Educational planning focus

Built to teach trade-offs, not to sell a product or loan.
